Cancellation, Refund, & General Policies

  • All Reservations require a 50% deposit and the credit card is processed " at the time of the booking." Exception, one night stays are charged in full and may be subject to moving to an equal or greater room if deemed necessary by us. If you must cancel, notification 30 days or more before your arrival is necessary to recieve a refund, less 20% of the total, for processing fees. If canceling in less than 30 days from your stay, your deposit will be totally forfeited. You may be assessed a penalty for changing dates. No date changes are allowed 14 days prior to your stay. A credit card is required to make a reservation even if paying by other means. The full balance is due upon arrival.We require that you send back the confirmation letter that we email you, if it is not returned,you still have made a reservation, but it may not be a secure reservation. To make sure your reservation is secure please return the signed form immediately. Trip cancellation insurance can be purchased from your travel agent or online and is advised.
  • Check in Time is 4 pm to 8 pm. Office hours are from 8 am to 8 pm mountain time. You must notify us in advance to have an early or late checkin time.
  • Our cancellation/refund policy is structured to guarantee you a place to stay when you arrive. When we remove a room or cabin from the available market all future requests for that lodging are denied regardless of the time of your arrival.
  • All Gift Certificates issued must be used in the season in which they are purchased, and are non refundable, but may be transfered to another party in that same season.
  • This is a family owned business and our home, therefore we reserve the right to refuse service to anyone.We strive to remain non-judgemental and open-minded and welcome people from all walks of life.
  • Dripping Springs is a Non-Smoking Inn. Under Colorado Law we can assess SEVERE monetary penalties for persons who violate our policy by smoking inside.
  • Pet Policy This year we are accepting pets on a limited basis by prior appointment and approval. There will be a limited number of pets allowed at one time, and at additional charges. Ask about our pet policy.
  • For Packages and Special Events and Services,you must give a 24hour notice to recieve full credit,otherwise there will be a 50% cancelation fee charged to your card.
  • Groups like family reunions and wedding parties over 12 people will have an automatic 10 % gratuity added to their bill.
  • Only ONE special or discount can be used at a time, and we reserve the right to alter the contents and price of packages listed on our site if necessary.
